Forge Design Studio are proud to have been involved with the redevelopment of the site at Odyssey Heath Club in Stevenage since 2015.
Initially we worked on the overall masterplan and redevelopment of the redundant part of the site for residential use. This was initially granted consent in May 2017. Since then the residential scheme has been subject to further change and design development and is now due to start on site imminently.
In the intervening period we have been commissioned to design and develop proposals for the internal re-modelling of key areas of the club including the changing areas, former squash courts, yoga studio and spa area.
Most recently Stephen Aucott, the Managing Director asked us to develop proposal for the external areas to include –
New Entrance and improved circulation
New tennis courts and floodlighting
Open air outside pool
External exercise areas
A comprehensive masterplan was required to fully explore the relationships and inter-connectivity with the existing facilities, car parking and new residential uses. A planning application was prepared and submitted to North Herts in Dec 2021 and after a period of negotiation and discussion, consent was granted at the end of April
These exciting proposals represents the continued investment and commitment by the Management team to the long term future of the club. We are looking forward to maintaining our involvement as the project moves forward to construction.
2016 saw a major success at the Odyssey Health Club in Stevenage when our project for 70 new residential units on previously developed brownfield land was granted planning consent, having been voted unanimously at committee. The development faced the added constraint of being in the green belt having had a history of previously failed attempts at redevelopment.
A carefully constructed application was drawn-up by the design team which thoroughly examined all aspects of the project and presented a fully considered strategy. Ultimately the Local Authority accepted the proposals which included a comprehensive masterplan for the future development of the Health Club and all its associated parking and access requirements.
At the opposite end of the spectrum we are working on a new gatehouse cottage proposal at Calcott Hall, Sturry which is re-using an existing footprint to promote plans for a new dwelling.
We also carried out a pair of feasibility studies on previously developed education land in Winchester for a local contractor in conjunction with a well-known Registered Social Landlord. We were supporting their bid for the land which was ultimately unsuccessful, on the grounds of finance, but we were praised for our innovative and comprehensive approach.
We are pleased to confirm that on Thursday 13th October the planning committee at North Herts District Council voted unanimously in favour of the application for 70 new homes on the Odyssey Health Club site in Stevenage.
The previously developed site has proven to be a challenge with issues of green belt, access, noise and contamination all requiring specialist input. Final design arrangements evolved as a result of strong and integrated team work across all disciplines.
After discussion at committee, Cllr Ward become our favourite when complimenting the Architect on a good job well done!
Following lengthy negotiation with the Local Authority the application for the redevelopment of the Odyssey Health Club site has been resubmitted to the Planning Department. The overall design has retained its original quality whilst reducing the impact on the green belt through adjustments to the scale and massing of the proposals as well as the extent of the land take.
The apartments have been relocated to relate more closely to the existing Health Club buildings and a greater mix of units, including one and a half storey bungalows have been introduced in key locations.
The application is for 70 units together with the re-organisation of all the parking and approaches to the Health Club. The statutory consultation period is underway with a decision expected in Summer 2016.
